You have decided to sell your home but aren't sure which Realtor® to hire? 

Discount agents with their promises of “saving you money…” and other agents attempting to convince you that your home is worth much more that it is really worth (“buying your listing” is unrealistically high property valuations) – all just to get you to use their service- but at a cost to you.

The following is information many brokers bank on consumers NOT knowing!  Please take the time to educate yourself!

I want you to have all of the facts about the type of service you are entitled to receive.

You should also feel that the Realtor ® you're working with is someone you can trust and will work in your best interests.  If the Realtor ® you choose is good, they'll be able to guide you every step of the way to your new home!

So piece the puzzle together and ask your potential agent pointed questions and see if there are any pieces missing

  • Are you a Realtor®?  Hire a Realtor - not just a real estate agent.
  • FULL-TIME Realtor®? No part-timers please.
  • What areas do you service?
  • What properties have you listed or sold
  • What is your sales track record?
  • Do you have a list of references?
  • What methods of advertising do you utilize?
  • Which web sites will you use to advertise my property?
  • Do you offer your marketing plan to sell my home? 
  • Will you be present at all home inspections ordered by the buyer? Yes, is good.
  • Will you be present at the closing? Yes, most Realtors will be there start to finish.
  • What Multiple Listing Service do you use? (MRIS for Wash DC Area)
  • Will they explain and disclose agency Relationships? If no, then stop, drop and run – They are obligated to discuss their agency role by law.
  • Will they explain all documentation and paperwork?
  • NEVER get pushed into EXCLUSIVE Listing arrangement. This means that only that office has the right to show it to potential buyers, and limits the number of potential buyers greatly.

An agent should not try to overprice your home just to get you to sign up with their services. If the price of the house is too high, there are statistics that prove these houses will first stay listed and unsold, then stay on the market longer and sell for less, than those where the price was set correctly from the start.

NOT all “Real Estate Agents”


In many states, it is not a requirement to be a Realtor® to hold a Real Estate License. However, there are many differences between those who are and are not a Realtor®.

A Realtor has taken additional training and joined the National Association of Realtors. A Realtor must follow strict ethics and standards of practice. As a result, Realtors have additional insight and practices that give Realtors the edge to perform to a higher level of standard.
